Now Is the Perfect Time to Be Prepared for the Huge Numbers of Coming Available Properties and What Every Investor Needs to Know!
Have you been listening to the news that foreclosures are happening every day in bigger numbers than in 2009 and 2010? Sophisticated investors are ready to start buying these foreclosed properties. The investors who are struggling to do deals today for one reason or another won’t be able to make offers and compete with hedge-funds and large investor groups, but those investors who can get ahead of the big money people have a good chance to do deals unlike since 2010 when so many people lost their houses.

The secret to being able to buy some of these great deals is to get to those foreclosed properties before the money people do. Today with high interest rates the average family is having trouble being able to afford their high monthly payments because of the high rates banks are charging. This gives the average investor a chance to buy property that is not in foreclosure that the sellers need to sell before their credit rating is destroyed. Have you ever thought about what makes a good deal and what is missing from the deals you are doing?

If you answered “Yes” to this question, you will be glad to know that this is exactly what Larry Harbolt will be talking about Thursday April 4th by zoom call. Larry is a long-time real estate investor and trainer; Larry will be sharing many of his thoughts and strategies on how to get into a position to find and buy properties most investors aren’t looking at. Larry will share his 45 years of investing experience how he never uses institutional financing

Larry has a huge amount of information for you, how he buys property without banks, and has done so for 45 years. He will be sharing where to find properties to buy that other investors aren’t looking at, what to look for and what to avoid whether you are buying houses to resell or rent. Larry will be our guest speaker at our April 4th Boston REIA meeting.

Larry will walk you through each step of how successful investors think through every deal before they buy and how they structure offers in multiple ways to buy any property. Larry will show you why “CASH” isn’t always the best solution for every seller and why they may not want All CASH for their property even though they initially say that’s what they want.. Here is some of what Larry will share with everyone April 4th…

- The Key Components of Every Successful Real Estate Transaction.

- What You Need to Think About Before You Ever Make an Offer to Purchase any property.

- What Type of Properties Generate the Most Profit?

- The Difference Between a Homeowner Selling Their Home, and An Investor Selling  a Rental Property. Knowing the Difference Is Monumental to Know.

- The Multiple Different Types of Real Estate and Which Can Give You the Most Profit.

- What the Key Questions Are You MUST Ask Every Seller?

- Numerous Negotiating Strategies That Rarely Fail.

- How to Easily Overcome Your Fear of Talking to Sellers.

-  Basic Offers and How to Word Each of Them to Give the Sellers What They Want While You Get What You Want..

- Different Ways to Buy Houses When You have No Money and Poor Credit.

- And Much, Much More…

I hope you will join Larry at the Boston REIA Meeting on Thursday, April 4th, to learn more ways to analyze real estate deals and make offers other investors in your area can’t compete with..

There Is a Way to Do More Deals, and the Best Time Is Now
Investors nationwide are facing challenges amidst soaring prices and the looming impact of escalating interest rates. The combination of elevated property costs and the high interest rates is contributing to an uncertain future for many investors. In some areas the real estate market is slowly trending downward, and prices are slowly starting to decrease because of the high interest rates. And now is the perfect time to learn some creative ways to buy houses other investors can’t compete with.

The past couple of years has been a great market for sellers, but far less as good for investors who are trying to buy property they plan to sell or rent, if they are lucky enough to buy. Larry believes if you will make just a few changes in the ways you negotiate with sellers  Many of the more educated investors have figured out they need to diversify their marketing and buying strategies to fit current market conditions.

It doesn’t matter whether you are buying foreclosure property, probate property, absentee owner property, free and clear property, commercial property or whatever type property you are buying, there are many opportunities for investors who take the time to change their thinking about learning different ways to find, analyze and make offers for property they usually don’t look for without having to pay cash or get institutional financing. Why beg for a loan if you don’t need to. Larry sees no real opportunities in the current market if any investor must only rely on having to get any type of institutional financing, or hard money loans. Sure, institutional financing and hard money loans work for sum, but if you come across a seller who is willing to give you seller financing terms, why wouldn’t you do those deals and save your ability to qualify for a loan when you need it?.

This is exactly why Larry will be sharing what he believes is the perfect solution for how every investor can start doing more deals, while the untrained investor continues to struggle to find deals they can buy. On Thursday April 4th , Larry will be sharing proven ideas, and strategies he has taught and used for over 45 years that will allow every investor the ability to structure deals that sellers have a greater chance of accepting without having to get a loan to pay for the property you find, even in the current market. What Larry teaches is timeless where market conditions and current financing requirements don’t need to be an issue,

Here Is What Larry Will Talk About – How to Beat the Market

- Paying Cash is not the only way to buy property, there are other ways to finance the property that do not require good credit or begging for money from lenders.

- An in-depth discussion about doing Subject To transactions that give the investor more invisibility as the new owner of the property.

- How to accurately figure the numbers of each deal quickly and easily without a spreadsheet so you never overpay or do a bad deal.

- The Important questions you must ask every seller when doing Subject To deals, or any other type of deal, not their real estate agent.

- How to successfully negotiate with any seller and the words to say to overcome seller resistance to what you are offering.

- Negotiating tips that help sellers to see what you are offering them will be better for them than getting all cash for their property, and how they will immediately stop further damage to their credit rating if they are in, or near foreclosure, if they accept your offer.

- Simple ideas successful investors use to get sellers to accept their offers, so the investor no longer needs large amounts of money or bank financing.

- The essential paperwork each seller needs to sign to give the investor protection from future legal issues.

- Different ways to give the seller the equity they think they have without giving them  cash.

Larry Will Go Over as Much of This as Time Allows

On Thursday April 4th. Larry will be explaining how to turn your real estate business into an extraordinary and profitable business with only a few basic minor changes you need to make as the market changes. These simple changes can maximize your real estate business. You don’t want to miss learning these simple strategies and techniques that can allow you to do more deals and make more profit from the deals you do. You need what Larry will be sharing no matter what your experience level if you want to maximize what’s coming soon to your marketplace.

Visiting the Brazilian side of the Iguazรบ Falls is an awe-inspiring experience, offering panoramic views that provide a different perspective compared to the Argentine side.

- Go to the Bus Terminal and Buy a Round Trip Ticket from the Bus Company - Rio Uraguay. 27,000 Cordoba

- The bus stops on both sides of the border. You exit the Bus and go through Argentina's immigration

- Hop Back on the Bus - go to the Brazilian side of immigration - stay on the bus.

- Get to the Park Central Station - Buy tickets for the falls from a self-service credit card terminal or see the box window for cash - Purchase a Priority pass (59 REAL) will get you to head of lines, 20$ off store purchases, and 10% off lunch.

To fully appreciate the beauty and grandeur of the falls from the Brazilian side, you should allocate at least half a day. Here's a breakdown of how you might spend your time:

Morning Visit (4-6 Hours)

- Arrival and Entrance: Depending on where you're coming from, factor in travel time to the park. Once there, getting through the entrance and starting your exploration can take about 30 minutes to an hour.

- Walking the Main Trail: The main trail on the Brazilian side is approximately 1.2 kilometers (0.75 miles) long and offers various viewpoints of the falls. Walking this trail at a leisurely pace, stopping for photos and to enjoy the views, can take about 1-2 hours.

- Visit the Devil's Throat: The Brazilian side offers a unique view of the Devil's Throat (Garganta do Diabo), which is the largest and most spectacular of the falls. Including time for observation and photos, allocate about 30 minutes.

- Panoramic Elevator: Taking the panoramic elevator to the upper viewing platform offers stunning views of the entire falls complex. Including wait time and viewing, plan for about 30 minutes.

Additional Activities

If you have more time or prefer a full-day experience, consider adding these activities:

- Visit the Bird Park (Parque das Aves): Located near the entrance to the falls on the Brazilian side, this aviary is home to hundreds of species of birds, including toucans and macaws. Visiting can take about 1-2 hours.

- Helicopter Ride: For a bird's-eye view of the falls, a helicopter tour offers an unforgettable experience. The flight itself is usually about 10-15 minutes, but factor in waiting and preparation time.

- Boat Tour: Similar to the Argentine side, boat tours are available that take you close to the base of the falls for a thrilling perspective. These tours can take about an hour or more, depending on the package.

Conclusion

For a comprehensive visit that includes walking the main trail, enjoying the viewpoints, and perhaps one additional activity, allocating 4 to 6 hours is advisable. However, if you're pressed for time, the main trail and key viewpoints can be covered in about 2 to 3 hours. Always allow for some flexibility in your schedule to accommodate for travel time, weather conditions, and any delays, especially during peak tourist seasons.

Become a Travel Agent with Internet Travel Agencies
In the digital age, the travel industry has evolved dramatically, with Internet Travel System Agencies (ITSAs) leading the charge. These platforms offer an unparalleled opportunity for aspiring travel agents to carve out successful careers from virtually anywhere in the world. If you're passionate about travel and eager to help others experience the wonders of the globe, becoming a travel agent with an ITSA could be your calling. This guide will navigate you through the essentials of embarking on this exciting journey, ensuring you're well-equipped to turn your passion into a profession.

Understanding Internet Travel Agencies

Internet Travel System Agencies have revolutionized the way we plan, book, and experience travel. Unlike traditional travel agencies, ITSAs leverage the power of the internet to offer a wide array of travel services and information at the click of a button. From flight bookings to hotel reservations and customized tour packages, these digital platforms provide everything a traveler needs to plan their perfect trip.

The Role of a Travel Agent in the Digital Era

As a travel agent within an ITSA, your role extends beyond mere bookings. You become a travel consultant, advisor, and planner all rolled into one. Your expertise in navigating these digital platforms, coupled with your knowledge of travel destinations, allows you to offer personalized travel experiences to your clients. You're not just selling travel; you're crafting memories.

Getting Started as a Travel Agent with ITSAs

Education and Training

While a formal degree in tourism or hospitality can be beneficial, it's not always necessary. Many successful travel agents have built their careers on their passion for travel and continuous self-education. Familiarize yourself with various ITSAs, understand their offerings, and stay updated on travel trends and technologies.

Choose Your Niche

The travel industry is vast, and finding your niche can help you stand out. Whether it's luxury travel, eco-tourism, adventure trips, or specific destinations, specializing allows you to become an expert in your field, offering more value to your clients.

Partner with ITSAs

Research and identify ITSAs that align with your niche and values. Many of these platforms offer partnership or affiliate programs for travel agents. These partnerships provide access to tools, resources, and commissions, empowering you to start and grow your travel agency business.

Choosing the right travel agency

There are 3 main platforms.

1 The Avoya Advantage™

- Highest Commissions And Support Ratio

- Live Leads™ – New Clients Accessible 24/7

- Patented Technology – Agent Power™

- Award-Winning Marketing

- Best-In-Class Professional Development

- Live Networking Events

- And Much More!

https://www.avoyanetwork.com/resources/faqs/

2. The Oldest and Most expenisive - ASTA.org

The American Society of Travel Advisors (ASTA) is the leading global advocate for travel advisors, the travel industry and the traveling public. Its members represent 80 percent of all travel sold in the United States through the travel agency distribution channel.

Great training, but very expensive. Fees are also very high.

https://learn.asta.org/course/roadmap-to-becoming-a-travel-advisor/

3. OnlineAgents.com

The cheapest and yet the most unproffesional, along with "gotcha" fees for everything.

I have found that OnlineAgents.com is geared to finding people who dream of travel, yet dont do anything. They collect monthly fees, and if you do by chance book something, they take the largest commission from you as compared to the other agents. - Ie. Dont even bother!

Building Your Travel Agency Business

Develop Your Online Presence

In today's digital world, an online presence is crucial. Create a professional website and engage on social media platforms. Share travel tips, destination guides, and personal travel experiences to attract and retain clients.

Incorporate Multimedia

Enhance your online content with high-quality images, videos, and virtual tours. Ensure your multimedia content includes your keywords in the alt text to improve SEO and attract more traffic to your site.

Offer Exceptional Service

The key to success in the travel industry is exceptional customer service. Personalize your services, be responsive, and go above and beyond to ensure your clients have unforgettable travel experiences. Happy clients are not only repeat customers but also your best source of referrals.

Conclusion

Becoming a travel agent with an Internet Travel System Agency offers a flexible and rewarding career path for those passionate about travel. By leveraging digital platforms, you can provide personalized travel experiences to clients worldwide. Remember, success in this field requires continuous learning, specialization, and a commitment to outstanding customer service. Start your journey today and turn your passion for travel into a thriving career.

5.0 out of 5 starsCompact and Perfect for Traveling or Home!

Reviewed in the United States on May 17, 2023
Size: 5 FTColor: WhiteVerified Purchase

There have been many times when we go on trips and some of the places we stay don't have enough outlets for our phones, watches, etc., or they're inconveniently located elsewhere, so this was the perfect item to get, especially for the price.

I've used this on at least a few trips and still works fine and now we don't have to bring our big, long surge protector or have to get up from the bed to an outlet on the wall. It holds 3 outlets and even has 4 USB ports, 2 of the slots for a type C port.

It is high quality, durable and compact, so it doesn't take up much space either. Other than using it for traveling needs, this can also be used in the home or even in the office, making organization of so many wires hanging everywhere even easier.

Compact and convenient. I pack one with my laptop and another in my travel bag. Hate being in a hotel room with insufficient power sources to plug in charges and such. With this power strip I only need one conveniently located outlet.

5.0 out of 5 starsWe have come a long way with power strips, another "why didn't I do this sooner" purchase.

Reviewed in the United States on December 20, 2023
Size: 10 FTColor: WhiteVerified Purchase

I'm usually a very early adapter to new techie things, but they always seem to be the things that are on the OTHER end of the power cord. All these new fancy-dancy tech items plugged in to....my 20 year old, computer beige (now yellowing) clunky, thick, awkward to handle power strips. You know the ones. I had to rearrange a desk one day and started unplugging things. I stopped and pondered a bit gazing at its out-dated ugliness and immediately set myself on a mission to finally upgrade. I didn't even know what was out there currently, so to the internet I go to discover I've been living under a rock regarding advances in power strips.

This one caught my eye immediately for its compactness. I saw others that were the "tower" type, but I wasn't looking for a tabletop version. This one lays nicely on the floor where power strip belong. The braided and flat 10 ft cord is beefy but not stiff, so it is very easy to manage, and the right angle flat plug is GREAT for tight spaces. What I appreciate the most is the amount of ports on this tiny little unit, eliminating the need to plug in power bricks to power my charging devices, and they charge FAST.

When I search for products to purchase, I do not only look at ratings on the specific item, I dive in to the sellers other offerings and review those ratings. It appears this brand is highly rated for there quality, and there prices seem very reasonable for what you get.

I have a few of the ancient power strips in my home, that will soon all be replaced with this brand.

I travel a lot, and this goes with me wherever I go. I use it mostly for my work set up with my laptop and extra screen, and it's the perfect amount of plugs and USB ports. I love that it's also a bit of an extension, so that I have extra length. It works great!
